Most of my career has been in the I.T. industry in a mixture of technical and business management roles. I now own and run my own data analytics and infographics consultancy business in addition to a property development and rentals business. The property business consists of 3 x HMOs, 3 x Houses and 4 x Apartments located in Manchester and Farnham (Surrey). For fun, I play live music in a band and am a tutor for primarily secondary school age pupils who also have desire to play live music.

This is a good strategic direction. I subscribe to ft.com for a range of reasons and I regard this publication as having accurate facts and insight and can recommend this publication as a source of style. I personally dislike the...

The person making the statement has an obligation to provide you with the reference to the legislation. Ask her for the reference in the legislation and then take a read of it.

I've implemented Envirovent products in a number of properties and these have made a substantial improvement. Bathroom fans that constantly circulate and then boost themselves when the humidity goes up. Also units that dehumidify the whole apartment. Also tried to...

Sending your tenant a 37.5% rent increase demand before you had checked the contract is very poor landlord practice. Good practice for any landlord is to make sure you review and reference the contract to ensure compliance with it at...

I once purchased a house for me to live in and the previous occupants included one dog. The house looked and was clean and well maintained. After a few days the "smell of dog" was over-powering and I had to...

Politicians need votes and therefore it's all about popularity and self interest. There are more tenants than landlords therefore the quick win from a politician perspective is to support a rent freeze. Now think about the stakeholders (i) Mayor :...

The dissapointing part of this is mayor's singing up to this. I suspect they do this in order to gather personal support and votes rather than having a true belief in the strategy. If they do believe in the strategy...

The rates are driven more by market and historical business practices rather than logic. I have both personal and limited company properties and in the process of transitioning to limited company only. I recommend that the comparison has to be...

The converse of the rule is that cold air descends. There also needs to be a source of cooller air to displace the hot air. Hot air being trapped is a real issue. It needs to be released

Replacing the air inside the room from the air outside will help. With exception of one or two exceptional days in July the air temperature outside rarely gets above 30C. My home office is a loft conversion and I've been...

I recently evaluated the purchase of two apartments for rental and purchase into my limited company. 2.3 years to break even (primarily due to the stamp duty including the 3% uplift) and thereafter a 5% net return on equity. Other...

Reply to the comment left by Tim Rogers at 21/04/2022 - 09:39That's my finding as well. There needs to be a parallel survey to get the landlord perspective. It's feasible the lettings agents are welcoming the current trend as their...

That's my experience as well. Sometimes tenants don't report an issue, try to fix it and make it worse.

Reply to the comment left by Freda Blogs at 13/12/2021 - 13:42Whilst this is a bleak forecast, it's also one I agree with. Things are going to get worse for everyone, including, government, landlords and renters, before it gets better....

Reply to the comment left by David Price at 13/12/2021 - 12:34I agree. Different parallel metrics. Reminds me of my maths days "correlation does not imply causation". One potential reason that buy to let mortgages have increased is re-mortgages. Re-mortgaging...
