Correct. We represented ourselves in Court recently for a s8 eviction for non-payment rent. At the Hearing, 2 lawyers from Shelter appeared out of the blue on behalf of the tenants and tried to get case adjourned. Luckily, judge saw...
S8 is generally better. Unlike s21, u can add Court costs and rent arrears to Possession Order. Tenant then knows that bailiffs are coming, not just to evict them, but also to get money from them, seize goods etc. This...
I think we are fretting over this too much. If climate change continues at its current pace, I predict the whole argument will become futile as climate in UK becomes more like in the tropics in 10-15 years' time, with...

Also, I am a tenant, I illegally sublet a room. I then sue the landlord for breach of HMO regulations and get awarded a Rent Repayment Order. Win, win for me. Welcome to the land of freebies.
How is a landlord supposed to enforce this? The AST clearly states 2 tenants and no-one else, but the tenants choose to sublet the living room so as to reduce the reduce the rent burden. The law states that the...
Article says landlords should carry out regular checks to ensure this practice is not happening. But how? You need 24 hr notice for inspections, during which time any evidence is temporarily cleared. Even if you see more people in the...
I hope Shelter are reading this. Many landlords are honest, hardworking people who strive to provide a good service to the community, often at their own expense.
Dear F1_Fan, If you had read my reply, I did say later that the room in question is 8.4 sq.m. (The house was built in 1935, and I am afraid, it would be nigh impossible to enlarge that room). I...
Also, I too have a 4 bedroom in Lambeth, which is currently in a queue for an HMO license. The 4th 'box' bedroom is 8.4 sq.m (which satisfies national standards, but not local ones). In the past, where I advertised...
Reply to the comment left by Andy Boothman at 16/06/2023 - 09:41Dear Andy Fair enough, the smallest bedroom is under 6.51 sq.m. However, 2 occupiers are allowed for bedroom 3. If the tenants want to stay put, what's to stop...

It's a Catch-22 situation for which there is no clear answer. You'll be breaking the law if you rent a D. So, you will have to evict, but with abolition of s21, you will have to rely on s8, but...
