Well done Shelter. More biased press against Landlords. One stat you might want to look at . 3 months ago there were 230 2bed flats for rent 1/2 mile radius of my flat in SE16. This week there are 42....
Almost certainly slanted garbage from Shelter as usual 1) Do the tenants in question know their contract almost certainly guarantees permission to enter given 24 hrs notice. 2) Smoke alarms. Most contracts now state it’s the tenants responsibility to check...

I should have added in London you can only let a property for 90 nights per year on Airbnb so realistically if will not replace long term lets unless people illegally defeat the rules.
Great article. I am an accidental Airbnb landlord. I have been trying to close the deal to sell an apartment that I previously let out for many years. The last tenant left after 7 years and we decided that finding...
As stated at the beginning, there is no communal space at all. Each unit is a room with a bed and a bathroom. If it did have communal space I think the space would be OK but this is what...
Gosh this seams a bit alarmist. If I was a tenant I wouldn't think it very likely a landlord is ever going to pay for anything not agreed in writing. I would offer a word of caution around social media....

I have a standard search set up around my flat in SE16. Last year there was a steady 230 2 beds for rent at any time. 132 This week. Rents must surely start to rise with this drop in supply.
Just sold one of my 3 BTLs. Phew that's one less liability now that government has declared war on private BTL landlords. Unfortunately that is one less property to add to the tenant pool. For those interested sold to a...

I should have made it very clear the issue here is not the definition of HMOs (which do not normally require a license) versus 'large HMOs' which do. I find it incredible that we come up with such complex legislation....
I had a tenant who did this to me. Went back to Mauritius because of some visa problems. Its vital to keep in contact so you can get written permission to enter the property to make sure all is secure...
I am probably far to accomodating to my tenants but like some of the folks posting here I to like a friendly relationship with them. I think at the end of the day you need to be a good judge...
The Foxtens case back in 2010 basically states the contract has to make mandatory renwal commission very clear in the original contract, and that if the Landord does all the legwork to ensure the tenancy is renewed he can try...
