Noisy Neighbour with medical condition
We are relatively new to Buy to Let (15months ) and to date all has gone well. However, a recent visit to our tenant has revealed that the neighbour below has a son who makes a lot of noise and sometimes late at night.
He has a medical condition so it not a malicious situation, but none the less a disturbance and my fear is that we may loose our tenant who had moved into our flat in part to get her daughter into the good local school for the next 5 years .
I have met the neighbour in question and could make a direct approach about the situation and our tenant said she had considered going down and complaining, but to date has not.
Do members have any advice as to how this should be approached with a view to not making the situation worse?

I don’t think there’s anything she or you can do. Buy earplugs or headphones maybe? Put background music on? You don’t want to be accused of discrimination or harassment.
If your tenant wants the school, presumably once the child is there she can move. You’ll have to then re-let.

What is the set up of the property, is it a flat with a management company and a residence association ?

The flat is top floor in a block of 12 . Housing association with some private ownership.
A management company carry out all maintenance and for association tenants collection of rent. There is no residents association or body that represents the tenants / owners.
I have met the neighbour who lives in the flat below and looks after her son who has the medical condition and so I could approach her to see if she could help when the disturbance is late at night. Do you think I have a responsibility in this situation.
I am going to consult with the NLA tomorrow ( I am a member and used their tenant check service when we let the flat )

Well the lady from the NLA started by saying that I have a responsibility to try and sort the problem out. When I told her about all the parties involved and the medical condition she somewhat changed her position. On the one hand the one making the noise needs to realise that he has to live in the real world on the other hand our tenant probably has to live with the situation or leave.
Its a difficult one but last night I received an email requesting a 12month tenancy from our tenant .

Well if your tenant wants to stay in spite of the noise then he has effectively accepted the situation
