Sole Estate Agent Agreement
I signed a Sole Agent Agreement (3 months) to sell one of my houses, the problem is after 2 months they had only 2 viewings. ![]()
I was persuaded by another agent against my better judgement to sign up with them as well. They convinced me by saying as long as the house sale wasn’t completed within the first 3 months with the original agent they couldn’t do anything about it.
Now the original agent is telling me to take it off with the second agent.
Where do I stand?

I’ve had a similar situation before. It pays to read the contract very carefully. I believe that in the event of the second agent selling thno property, whilst you are still tied in to the first agent then you will still have to pay the first ones as well.
If I were you, I would give the first agent notice and then do not agree a sale before their term has lapsed. You also need to ensure that no potential buyers from the second agent were introduced to the property by the first as this also complicate matters.
