Ready to sell up or downsize – but still waiting for the right moment?

The Budget just gave you another reason why the time could be now!

If you’ve been waiting for the Budget before deciding whether to sell, you now have more to factor into your plans.

The Budget announced that, from 6 April 2027, the basic, higher and additional income tax rates on taxable rental profits will rise to 24%, 44% and 49% for individual landlords in England, Wales and Northern Ireland, subject to legislation. These increases do not apply to rental profits taxed within limited companies.

Property118’s latest landlord sentiment survey already found that almost two-thirds of respondents plan to sell some or all of their properties within three years. More than half expect property values to stagnate or fall behind inflation over that time; just 7.2% expect them to grow faster.

If selling is already part of your plan, what are you waiting for?

Starting now gives you time to arrange your next sale before the new rental-income tax rates are due to take effect on 6 April 2027, rather than leaving everything until the new year. It also means you can weigh up today’s prices against the prospect of more paperwork, compliance responsibilities and energy efficiency improvements.

And selling doesn’t have to become another job on your list.

At Landlord Sales Agency, we manage the process from start to finish, whether your properties are tenanted, empty, pristine or need work:

We sell landlords’ properties quickly and efficiently, whether they’re tenanted, empty, pristine or need work:

  • Sell with tenants in place. Keep collecting rent during the sale and avoid using Section 8 to obtain possession for a sale.
  • Sell one property or a portfolio. Downsize at your own pace or plan your exit.
  • Reach more than 30,000 registered buyers, including investors, new landlords and owner-occupiers.
  • Address compliance from the outset. We collect tenancy documents and identify potential issues before they delay or derail the sale.
  • Keep tenants on board. We address their concerns and offer incentives to encourage cooperation, simultaneously reducing the risk of a negative reaction to your plans to sell and finding solutions that work for the landlord, tenant and buyer.
  • Secure a committed buyer. We collect a non-refundable deposit within 24 hours of an offer being accepted, giving buyers a reason to stay committed while we resolve problems.
  • Achieve a strong price without estate agency fees. Sellers typically receive 85–90% of a realistic vacant-possession value.
  • Get your plans moving. We aim to agree sales within 28 days, and buyers must be able to complete within 56 days of our instruction.

We chase progress, coordinate everyone involved and work through the problems that can otherwise cause agreed sales to fall through. You can get on with your plans while we get on with the sale.

You’ve worked hard to build equity in your portfolio. Now let some of it do the hard work for you. Rather than chasing the biggest headline price, use the value tied into your property to fund the solutions that make your exit faster, easier and more reliable, with less demand on your time and less stress.

Where Capital Gains Tax is payable, a lower sale price can reduce the taxable gain and tax bill, partly cushioning, but not eliminating, the reduction in sale proceeds.

Ready to retire, without a drawn-out exit?

Five properties, one team taking care of the details

A landlord with properties spread across the North East, North West and Midlands wanted to sell up quickly and smoothly, without coordinating every sale himself. We went on to sell five properties for him, managing the practicalities and keeping each sale moving.

At his Sheffield property, the tenant was self-isolating, making viewing access difficult. The buyer initially wanted empty possession, but the tenant needed time to find a new home.

We worked with the buyer to agree a purchase with the tenant staying in place, removing the need to tie completion to the tenant’s move.

Our team also arranged a replacement EPC, helped gather the boiler and tenancy documentation, and chased the solicitors and letting agent to finalise the tenancy and deposit arrangements.

A buyer was secured just two days after marketing began. The landlord received his agreed £107,000 — around 89% of his own £120,000 valuation — with no estate agency fee and a £720 contribution towards legal costs. The sale completed around ten weeks after listing.

“Thank you all for your help. 1 down, 4 to go — really grateful,” he wrote after the first completion.

We subsequently sold the other four properties, in only three weeks with a hassle-free seamless process and he continued to receive rent right up to the sale completion, helping him turn his plans into action without having to manage every buyer, agent and solicitor himself.

We can do the same for you, if you are thinking of selling no matter how many houses you have, or in what condition, we’ll take them all off your hands, and get you the highest price for your portfolios in less than 28 days.

You may want to keep hold of your best-performing properties and sell them individually, or perhaps you’re simply fed up and want out of the market.

No matter the reason, we can sell entire property portfolios or partial portfolios in bulk for speed and convenience, or sell properties individually to secure the best price.

Just fill in the form below and we’ll do the rest.
