Letting Agent Fail: Rent Collected but Never Passed On
One of the most frustrating scenarios a landlord can face is discovering that a letting agent has been collecting rent from tenants but not forwarding the payments on. Unfortunately, this situation has been reported more often than you might expect, leaving landlords out of pocket and tenants caught in the middle.
In one reported case, tenants believed they had paid several months of rent in advance directly to the agent. The landlord, however, received nothing and only discovered the problem after chasing for late rent. By then, the money had vanished, leaving the landlord thousands of pounds down and the tenants confused about where their payments had gone.
Lessons for Landlords
Although such cases are rare, they underline the importance of checking how your letting agent manages rent payments. Ask about client money protection schemes, ring-fenced accounts, and whether the agent is regulated by a professional body such as ARLA Propertymark or the RICS. It is also sensible to request regular payment statements and to act quickly if rent appears to be missing.
Tenants can also protect themselves by insisting on receipts and keeping bank records that prove rent has been paid. Ultimately, transparency benefits all parties.

I struggled for a year to get one month’s rent due to me from agent when I bought a property with tenant in situ, who had paid his rent to agent.
Eventually I posted a strictly factual account of the situation on an estate agent review website naming the agency. One of his potential clients alerted the owner of the estate agency to the review. Worked like a charm! What did I want to remove the review, I was asked. I said the rent and a receipt from a charity of my choosing for £100 donation by the agency. Got both.
