Can’t pay won’t pay?

I wonder if anyone has any ideas about this. My tenant has been in the house for over 5 years, she has been paying well under the market rate for this time, last year after some complaints of her behaviour from the neighbour I went to see her with the rental agent. I overhauled a lot of things including the fact she had a dog and cat and tried to hide this (I asked her to sign an animals in the home clause) and I put the rent up to the market rate.

Since then (October) my rent has been late almost every month, she told the rental agent she was changing the day she paid me (no negotiation) and this month she sent my rental agent a text saying “I’ve only made £200 this month, I’ve had a hard month and I can’t pay, so there, keep talking about it is making me more anxious, and the house is not worth the rent”

She now won’t answer any texts or calls from the rental agent and the day after I was going to send her a 21, the Government said we couldn’t evict anyone for 3 months. It’s so frustrating as her not paying is nothing to do with the Covid situation, so as it stands I have someone in my house, who won’t answer the phone or texts and I can’t do anything about it.

I will be a renter soon in my new position and I needed the money from her rent, also I can’t sell the house with her in it, it’s so frustrating, any ideas?
