What are the correct notice dates on pre-1 May tenancies for students?

I am struggling to identify the correct end dates on a pre-1 May student tenancy. Most student tenancies are less than a full year to allow a gap between, for cleaning, etc.

Take, for example, the following: Tenancy from 3 September 2025 to 28 August 2026. Rent payable 8/25 – 6 weeks, three days’ worth, then three payments of 15 weeks’ worth in 9/25, 1/26 and 4/26.

The original intended end date was 28 August 2026. However, under the Renters’ Rights Act, this no longer applies. I understand the options for the landlord to give ground 4A notice, which this year needs two months and, it appears that, if you meet the two-month requirement can end on any day.

However, what are the allowable end dates for the student to give notice? What is the rent day? It seems that 2 or 3 September 2026 or 28 or 29 August 2026 are the correct days, but which pair?

As the odd few days’ rent was collected with the first rent payment, it could be argued that thereafter rent was collected for a complete number of weeks leading up to 28 August, so the August dates apply.

However, the end date no longer applies. Is this just for ending of the agreement, and it still counts for students’ notice and calculating the rent period, or do the September dates apply for a correct students’ notice?

I appreciate that I need to get out more. I appreciate that the landlord can agree to a date notwithstanding the strict dates. However, what are the legally correct dates?
