Two existing tenants are leaving – legal issues?

Hello, I currently have a leased property which, since Nov 2021, has been occupied by a family of four adults on a 12-month AST. Payment of rent has never been an issue and they keep the property reasonably clean.

They have just notified me that from June of this year two of the adults will leave, but the remaining couple wish to stay, and be the only names on the contract.

I’m quite happy to provide an Addendum to the existing contract stating as much and confirming that the rent remains the same, which I will request they sign.

But I’m just wondering if there is anything else I should do from a legal and compliance perspective.

Any advice would be greatly appreciated.

    Based on the checks that were performed before the tenants moved in, the two remaining tenants will struggle to pay the rent and have sufficient income for household bills. As this check was two years ago maybe things will have changed, but as Randonneur asks, if they fail any new affordability check, am I going to start eviction proceedings now – unlikely. The current contract runs until Oct 2023, – so between July and then we will know if they can afford or not.
    I suppose that an alternative approach could be that I perform an affordability check, and if negative request that ALL tenants move out in June. But I don’t believe there is anything in the current contract that would cover that, or that the tenant would have any obligation to agree to that.
