Roma Finance and HTB unveil new products

Roma Finance has launched RomaPro, a new buy to let funding solution designed for property investors which is available exclusively for special purpose vehicles (SPVs).

RomaPro offers loans from £75,000 to £2 million, enabling investors to transition from purchase and construction to long-term BTL funding.

The launch coincides with a strategic reorganisation of Roma’s product offering into three distinct categories: Flow, Grow and Pro.

RomaFlow represents bridging finance, RomaGrow encompasses development finance options and RomaPro focuses on buy to let solutions.

Game-changing product set

Roma’s commercial director, Michael Allison, said: “The launch of Roma Flow, Grow, Pro is a significant milestone for us.

“It’s a game-changing product set that makes end-to-end lending on property investment projects more accessible and achievable for investors.”

He added: “Alongside RomaFlow and RomaGrow, RomaPro completes a suite of funding solutions designed to support every stage of the property investment journey.”

Hampshire Trust Bank targets restricted holiday lets

Meanwhile, Hampshire Trust Bank (HTB) has expanded its lending proposition to include restricted holiday lets, reflecting the evolving regulatory landscape and market demand.

The lender says its move caters to professional investors navigating the complexities of this sector.

HTB’s proposition for restricted holiday lets includes a maximum loan-to-value (LTV) of 65% and an increased income coverage ratio (ICR) for personal names from 125% to 140%.

Alex Upton, the lender’s managing director of specialist mortgages, said: “Restricted holiday lets represent both complexity and opportunity in today’s market.

“As planning rules tighten and tax reforms take effect, investors need the right financial support to adapt and thrive.”
