Rightmove adds Section 13 rent review tool for agents

Rightmove has added a rent review function to its Tenancy Manager platform to help letting agents adjust their processes following changes introduced by the Renters’ Rights Act.

The update allows agents to create and serve a Section 13 rent increase notice directly from an existing tenancy record.

It is one of the most requested additions to the platform from letting agents, according to Rightmove.

The company says bringing the notice process into the platform should reduce administration and keep relevant tenancy information in one place.

Rent review process

The firm’s chief technology and operations officer, Tarah Lourens, said: “The lettings sector is still adjusting to a period of significant change, and we’re focused on helping agents adapt with confidence.

“Rent review is about making a necessary process more efficient and easier to manage.”

She added: “Through constant improvements to our Lead to Keys suite, we’re building towards a more connected renting experience that saves agents time and money, helps them to deliver a great service to landlords, and improves the experience of renting a home for a tenant.”

Tenancy Manager update

The Lead to Keys suite combines advertising, enquiry management, referencing and tenancy progression.

The system is designed to allow agents to handle different stages of a tenancy through the same platform.

Rightmove has also recently introduced landlord politically exposed persons (PEP) and sanctions checks through Rightmove Plus.

Agents can use the service to carry out checks on landlords, tenants or guarantors.

Digital ID checks

The firm has also added digital identity verification for tenant applicants.

The technology allows applicants to confirm their identity digitally as part of the referencing process.

Lead to Keys connects property advertising and enquiry management with referencing and continuing tenancy management.

Rightmove says the latest changes are intended to reduce the number of separate processes agents need to handle during a tenancy.
