Northern Irish students – advice needed please?

When foreign students rent an HMO, the landlord would normally require a UK guarantor or substantial rent up-front, since the ability to follow through with tenancy problems is probably non-existent.

I was wondering what the situation is like though for dealing with the courts in Northern Ireland?

Are there any student landlords out there with any experience and advice they can give me?

I did have a foreign Uni student living in my property. He paid 6 minths rent in advance. The gurantor was his mum from Europe. The whole family worked and lived in Dubai….
I did not have any issues… may be I was luckey!!!!
