These ‘niche’ criteria include the following:
Day 1 Remortgage – No need to wait 6 months after purchase before you can move lender.
Capital Raising – Finance available for any legal purpose other than personal tax bills or gambling debts.
Security taken on properties above Commercial premises – This includes above food outlets which is normally extremely difficult to get agreed by underwriters.
Stress Tests at reduced thresholds to maximise borrowing to rental income – Calculated at 125% @3.29 as oppose to 125% @5.5%
Free Valuations now available on standard properties (up to £500k)
No stress testing on background existing BTL’s and No background affordability checks and budget planners.
