I have worked in landlord and tenant law for more than 30 years. I have seen thousands of landlords lose control of their properties because they acted too late, used the wrong process or simply did not understand how fast legislation can change.
The Renters’ Rights Bill is the biggest shake-up of the private rented sector in decades. It is not yet law, but it is progressing through Parliament and is expected to take effect from April 2026. There will be major changes to possession rights, evictions, tenant law and landlord compliance. The landlords who get caught out will be the ones who waited for the law to “go live” before reacting.
By then, it will already be too late to prepare.
This is why I want every serious landlord to watch my Renters’ Rights Bill Training, because most landlords do not understand how exposed they are under the new system. If you rely on old processes, poor paperwork, or you think “my agent handles it”, you will run into serious problems.
Once Section 21 is removed, every eviction will need evidence. Every arrears case, every possession claim, every breach will have to go through Section 8. That means everything must be documented correctly. If not, you will lose time, money and control.
The Renters Rights Bill also introduces more regulation and more enforcement. The idea that landlords can “stay under the radar” will soon disappear. A new national register of landlords will make it easier to identify properties and track compliance. Councils will have more power to prosecute landlords. Redress scheme membership is expected to become mandatory. Arrears are already rising and problem tenants are becoming harder to remove.
This is the real world of property management in 2026 and beyond.
