What started as a routine maintenance job quickly escalated. Contractors repairing a ceiling identified asbestos insulation board. Work stopped immediately, and the property was deemed unsafe until a licensed removal team could be brought in. The landlord had not carried out an asbestos survey and was unaware of the material. The result was weeks of delay, thousands in removal costs, and a shaken relationship with tenants.
Landlords are not automatically required to remove all asbestos from rental properties, but they are responsible for managing the risk. Asbestos-containing materials are common in buildings built before 2000, and while often safe if left undisturbed, they become hazardous when damaged. Landlords should know whether asbestos is present, particularly in common maintenance areas such as ceilings, pipe lagging, and floor tiles. In this case, ignorance of the risk led to unplanned costs and disruption.
The lesson is straightforward: asbestos is not a problem to guess at. A simple survey can clarify risks and allow landlords to plan for safe management. Discovering it during emergency works leaves landlords exposed to delays, costs, and liability. Planning ahead protects both tenants and investments.
