When it comes to renting property, inventories are supposed to protect both landlords and tenants by clearly listing what is, and isn’t, in the property at the start of the tenancy. They provide a fair reference point in case of disputes about damage or missing items. Yet, sometimes letting agents take this process into the realm of the absurd.

One tenant in the UK recently shared an experience where they were billed for missing items that had never existed in the first place. The check-out report included charges for things like a “standing lamp in the corner of the lounge” and a “set of decorative cushions” — none of which had ever been present. The tenant even had photographic evidence from the move-in day showing the property completely bare.

What followed was weeks of wrangling between the tenant, landlord and letting agent. In the end, the deductions were dropped, but not before causing unnecessary stress and a breakdown of trust. Landlords should be aware that such practices damage reputations and can deter good tenants from renting their properties.

This example serves as a reminder that inventories must be accurate, agreed, and ideally supported by time-stamped photographs or video. Anything less risks disputes that benefit nobody.
