News of landlords facing longer possession delays and tougher council enforcement during the second half of 2026 has left many wondering whether now is finally the time to leave the private rented sector.

Since Section 21 was abolished on 1 May 2026, there has been a huge increase in the number of landlords searching for information about using Section 8 to regain possession.

For many, however, eviction is something they would rather avoid altogether. They have good tenants, don’t want the confrontation, or simply don’t want the time, cost and uncertainty that comes with possession proceedings.
