I have to have btl mortgages, which probably don't cover RTB in the first 5 years, I'm sure she would have needed at least consent to let. I thought renting to family member is scrutinised more than regular btl?

Are there rules covering renting out a RTB property within 5 years, or is it only sales where there are conditions applied? I assume she would have had a mortgage, so there may be a lender digging out old files.

As wel as my license questions, You will have a HMO if they move in. Does it comply with the additional regulations? And, Are you in an Article 4 zone which would mean you need planning permission too?
