I had a gas engineer tell me a boiler was beyond economic repair. It was 18 years old at the time. My regular guy's opinion differed - replaced a couple of parts and its still running two years later. The...

Yes Baxi is lower on the reliability league table but I've had a few Baxis and currently have one 18 years old. I agree it's an unfortunate situation but you can't expect an agent to approach things with the same...

Penultimate paragraph - is that ambiguously phrased or does it mean LL has to advertise/let without first registering, AND provide fraudulent info. to face a fine?

Isn't the proposed "change" an introduction of the right to request to keep a pet? In practise tenants have always had this, and landlords have always had the right to refuse.

I am willing to believe that fictional utility bills are mostly automatically generated rather than the result of human input. Simply tell the supplier what the readings were for the period and tell them to produce a bill reflecting that...

Tenants have always had the right to request pets. I've always had the right to decline. Pre-tenancy start, if a tenant voices the intention, I can always reject them on other grounds, or tell them straight up that I don't...

That's my take. This from East Rider earlier:- "You serve the HTR guide at the start of a tenancy. It must be the latest version at the time of serving. Periodic tenancies can be contractual periodic or statutory periodic. Contractual...

I never renew (assuming you mean issue a new AST). I just let it roll over to periodic. Since I use CONTRACTUAL Periodic agreements it's considered the same tenancy so no need for new HtR. If you use STATUTORY Periodic...

Completions during a minister's tenure doesn't seem a reasonable or fair measure. Can a minister in office for 4 months take credit for completions of dwellings which must have been initiated months previously, by a oredecessor? (The above was somehow...

My earlier post was meant for a different thread. Not sure how that could have happened. Anyway - on this one - good to read that Lambeth council promise the increase will improve standards! Just like all the other schemes.

Does one have to serve an update HtR if it goes periodic AND it’s a contractural periodic?
Read More →5th December 2023, 3 years ago
OP states they have already served the HtR at start of tenancy. There is no requirement to send the updates every time gov’t issues one, only the one current at start.

Is it possible to "disable" a property, making it unfit for habitation, so as to avoid the Licence and C Tax? I am intrigued by the decision to keep a property empty until June. Fortunately my area is not affected...

IIRC one of my gas guys said they could issue some sort of certificate, or certain wording on the CP12, to the effect that there was no gas flowing through the meter, the meter had been capped, therefore no safety...

I've moved, can't register with a NHS dentist, so go back to the previous location for check ups. As far as they know I'm still local to them. I don't feel guilty - for one thing its a "National" service,...
