Hi Marie You do need to tread very carefully. There is no absolute way of guaranteeing that the tenants will leave. If you buy the property in April and the tenants are still there, then you are taking to them,...

If an insurance claim has been opened, why is the flat owner below not pursuing the insurance company for losses? The insurance is very unlikely to cover the actual repairs in your flat, but if it's a proper block policy...

Reply to the comment left by Dylan Morris at 07/01/2026 - 11:30Nearly... The tenant is repsonsible for anyone else they permit to live in the house and must do checks; this is not the landlord's responsbility. However, this only applies...

You cannot compel either the tenant or his girlfriend to enter a new agreement. This situation happens frequently; if the tenant is good then you have little to worry about. It can be more straightforward if others are named (joint...

The answer has to be no. It's a clear sham and in the event of the landlord and tenant falling out the landlord will be in trouble.

Rent with no income but large savings?

18th December 2025, 4 months ago

This is the law of unintended consequences. We have had several tenants over the years offer money up front. They have always been great tenants. Many have come from abroad and have no UK credit history, some have been retired...

Hot water tanks don;t generally need servicing, but obviously sometimes they leak; unless you have a very old one (the copper variety) I'm not sure it's something you can predict. I doubt you will get anywhere with any claim against...

I have seen people raise the issue of 6 years (limitations) before and solicitors advise this is not applicable. Logically every failure to serve PI would be voided at six years, which is not the case. The change of managing...

In fairness it's not a lot different than dealing with a tenant who isn't in prison. It could even be easier when compared with a tenant who seeks to frustrate the process. I think that Mark's point is simply that...

Directors liability insurance?

27th June 2025, 10 months ago

D&O insurance is a good idea so your daughter should get quotes. As for making the other residents directors, she will need to read the lease and Articles of Association to see if they are obliged to become directors. If...

I think those legal fees you have been quoted are pretty good and my advice would be to go with it. We bought an agency where the owner and his clients had done their own thing, but we now steer...

Advice on Docusigning a tenancy agreement?

19th June 2025, 10 months ago

We have used Docusign for sometime now. One of the great advantages is that we send a single document that includes EICR, EPC, gas check, How to Rent Guide, etc.. This means the tenant cannot deny ever having received them....

Bio

I am a long term (30 years+) residential landlord in North Cheshire, with a few commercial properties in my portfolio.

I have operated a corporate structure for over twenty years and aim to be a professional landlord with decent quality properties.

The day job is as a chartered surveyor and I have significant property experience. I act as an Expert Witness in disputes and most of my own time is spent doing property valuations. My business also owns a small agency that lets and manages a portfolio in our local area, alongside sales. There is a team that deals with the agency side, but I oversee it.
