I'm not sure I'm following here. All of the gas certs I've had done have contained the tenant's signature which acts as proof of receipt. Who's been signing the ones that have supposedly been done up until now?
I read this as '60% of landlords have not increased rents within the last 12 months'. What worries me is that many landlords don't reveiew their rents often enough and when they do they often hit the tenant with one...
I'm not a socialist, I'm a landlord myself but I really don't agree with what you are doing. You let the property to that person as their home and then, due to a change in your circumstances, you evict him...
If the property has smart meters then the data from those would be invaluable. You'd see the exact date and time that this sudden surge in energy usage started. If the cleaner denied being there at that time then would...
Those figures from Rightmove don't look right to me. Are they saying that they think there's only four enquiries for every rental property? I suspect they're only seeing enquiries which go via their site and not seeing all of the...
Hi Ant. Why not get a couple of valuations from local estate agents that deal in commercial? Preferably not linked in any way to the estate agent(s) that you purchased from. Tell them you're thinking of selling and see what...
Hi Ant, Like many others, I'm having trouble following this thread. How did you acquire these properties, buy auction by any chance? Is the refurbishment now fully complete? I don't think the surveyor will increase his valuation based on predicted...
Why all this talk of eviction and bailiffs if you're on good terms? Why not just explain your situation and ask them to leave? Feel free to offer an incentive like a one month rent rebate as a good will...
Reply to the comment left by Mervin SX at 11/09/2021 - 21:23I agree with those recommendations Mervin but that doesn't help with the guarantor though. I have tenants with guarantors who live hundreds of miles away, it's just not practical...
@Mark. This one wasn't using biometric scanning. I did use that type when I last bought a house and it felt pretty secure. The odd thing was though, it gave me the option to use my driving licence instead which...
"- Identity check (through credit file)" This is the part I'm not happy with. Due to the lack of available labour I've been getting pretty hands on lately. Only today I needed to hire a wacer plate. In order to...

Not sure but given that the license fee can be offset against tax, I wouldn't worry about the extra £125 too much.

I think there's something wrong with their data here.

Something's not right here. Do you have any Rightmove links or the post code and door numbers?

Would the tenant be considered vulnerable? If so you should be able to get the housing element of their UC claim paid directly to you.
