Yes very much agree with this except that I would never take out rent insurance. Insurance companies don't pay out more than they take in premiums so way better to self-insure, but use their criteria and you can't lose.
Pretty sure that a boyfriend would not be classed as a family member by the council . There needs to be a lawful connection. Otherwise the whole system would be open to abuse.
In my manor of east London , offers of advance rent are a clear sign of a potential Grow and avoided even more that sub-standard tenants. Lucky I no longer have these worries and will never grant a new tenancy.

I was hanging in there but recent court experience with benefit leeching tenants has taught me an expensive lesson. But just selling one at a time as don't want a bunch of empty properties in a dead market. Never again...

As has been said you can buy in sole name. You can be your own freeholder you just can't grant a lease to yourself. Leave the short lease then just grant a new one when you sell. CGT then simple.

Similar position here and serving s21 tomorrow on difficult tenants, planning on also serving a section 13 in 4 weeks time to double the rent when s21 expires in case they try and stay. Does that make sense ?
