Buy-To-Let viability calculator: Buy, Hold, or Sell?
I have a new free tool to share with you, designed to help answer a question every landlord faces: “does this property make sense for me?”
You might be considering a purchase, reviewing a property you have owned for years, or wondering whether the time has come to sell. Our new Buy-to-Let Property Viability Calculator helps you explore the numbers behind those decisions.
It grew out of our recent discussion about what landlords really earn for their time. That raised another question: how should we account for the wealth a property might accumulate over decades, even when its income in the early years is modest?
Both deserve attention. Rental income helps pay today’s bills, while capital growth may contribute substantially to tomorrow’s wealth. The challenge is having enough financial resilience to remain invested long enough to benefit.
The calculator allows you to change the assumptions and see what happens. You can explore:
- Cashflow after tax, including the Section 24 finance cost restrictions.
- Maximum initial borrowing that keeps cashflow at or above break-even throughout your chosen early years.
- Long-term outcomes, with different assumptions for property values, rents, costs and inflation.
- Potential sale proceeds, after mortgage repayment, selling costs and Capital Gains Tax.
- Refinancing possibilities, including the effect of additional borrowing on future income.
It also shows projected equity in today’s purchasing power, which gives a more useful perspective than a large future valuation on its own.
I would encourage you to try a property you know well, then change the assumptions. What happens if interest rates rise, costs increase faster than rents, or capital growth disappoints? How much of the result depends on growth, and how much cash might you need to contribute along the way?
The current model illustrates personally owned buy-to-let property using simplified tax assumptions. It cannot decide whether you should buy, hold or sell, but it can help you identify the questions that matter before making that decision.

If the results prompt a wider discussion about your portfolio, retirement plans or family succession, you will also find a link to book a consultation at the foot of the calculator.
