Some landlords have walked into properties to find damage, unpaid rent, or even strange pets. Few expect to discover their home completely converted into a large-scale cannabis operation. Yet this is exactly what happened in the UK, when a tenant transformed a rental flat into a working cannabis farm.

The discovery

Police were tipped off after neighbours reported a strong smell and unusual heat coming from the property. Inside, every room had been refitted with growing lights, ventilation systems, and dozens of potted plants. The bathroom was filled with irrigation equipment, while the living room had been stripped bare to maximise growing space.

The aftermath

The tenant was arrested and charged with drug cultivation. The landlord faced an enormous clean-up bill, including removing mould, rewiring electrical systems, and replacing walls damaged by condensation. It was estimated that the property required tens of thousands of pounds worth of repairs before it could be safely let again.

Lessons for landlords

  • Be alert to unusual signs. Excessive condensation, covered windows, or unexplained electricity usage can indicate illegal activity.
  • Neighbour complaints matter. Reports of strange smells or behaviour should always be taken seriously.
  • Insurance may not cover it. Many landlords discover too late that policies exclude deliberate criminal damage.
