This is how you can create equity from thin air, using specialist knowledge.

In this week’s episode of the Property Magic Podcast, I share one of the advanced strategies which I normally only teach with delegates on my three-day residential Mastermind Accelerator workshop.

The principle is based on the fact that often the sum of the parts is worth more than the whole.

If you subdivided a building into smaller units, then the rent for those units and also the value of those units is often more than the original larger unit.

However, with today’s building costs and strict building regulations, it can be very expensive to convert larger units into smaller ones.

BUT with Freehold to Leasehold Title Splits, you don’t have to do any of the building work, because the current owner has already done it for you.

When done properly, Freehold to Leasehold Title Split is just a legal paperwork exercise, carried out by your solicitor, with no major building work required other than occasionally a very light cosmetic refresh.
