    Good to know that while given Assent into law, this act doesn’t take effect until 2025 as timing is crucial for Leaseholders looking to Extend their Lease term before the 80 year threshold.

    Removing the Marriage value should make valuation irrelevant so saving on survey and legal negotiation costs.

    Thus it appears Extension becomes a routine legal update to the Lease. So just administration…

    I got my mid terrace house from MTVH as share ownership and eventually bought ? and I always asked them will it be freehold they said yes but never told me that I will still be called leasehold and I am liable for ground rent, account maintenance charges and other service charges. MTVH saying because my property is in a estate I am liable to service charges but this is not. Closed estate everything is maintained by council. It like a open area some houses don’t even belong to MTVH.
    Also when I bought the house I bought as per market value, so why we should pay ground maintenance charges, account maintenance charges and service charges.
