Help – Dwelling Count for Deed of certificate?
Hello Folks, I am in the process of completing the Leaseholder deed of certificate and I need some help.
On question 1 of the qualifying lease criteria, I am confused, about whether additional properties purchased in Limited company should be considered.
Here is my situation –
1 Leasehold BTL purchased from builder in 2017
1 Freehold Main residence
2 freehold properties were purchased in 2020 and 2021 in a LTD Company Structure.
For the purpose of deed certificate, do I need to consider the property purchased in Limited company?
Is it correct for me to select this option in the form – The dwelling was owned by me at the beginning of 14th February 2022, was not my only or principal home on that date, and on that date I owned no more than two dwellings in the United Kingdom in addition to the dwelling.

The deed of certificate is how you can demonstrate that you qualify for protections under the Building Safety Act. You can download the deed of certificate template (Word, 62KB) which sets out the information that you will need to include on it.
A table containing the information and evidence required to complete a leaseholder deed of certificate can be found on the mandatory information required from leaseholders and current landlords page.
Other information about the leaseholder protections can be found on the guidance for leaseholders page.
