Glenrothes in Fife, Scotland, has emerged as the top destination for families seeking budget-friendly homes, according to Zoopla.
It says an average three-bedroom house priced at £136,900, requiring monthly mortgage payments of £540, offers a serene lifestyle an hour from Edinburgh.
The platform’s study highlights that eight of the 10 most cost-effective towns for families are in Scotland and Wales.
Only Dartford and Swanley in South East England are the exceptions.
Richard Donnell, an executive director at Zoopla, said: “This latest analysis paints a clear picture of a market where affordability remains a critical factor for families planning their next home move.
“Our analysis identified the most affordable areas for families seeking value for money.
“What’s particularly telling is the level of buyer interest these towns are attracting; three-bedroom homes in the most popular affordable locations are seeing twice the amount of listing views compared to the regional average.”
He added: “This heightened popularity, coupled with the significant portion of would-be buyers expressing concerns about being priced out of housing, underscores the ongoing challenges facing movers and the clear appetite for value.”
Zoopla says that in Dartford, a three-bedroom home averages £423,600, with monthly mortgage payments of £1,680.
London’s Barking and Dagenham stands out as the capital’s most affordable spot, where similar properties cost £440,300, equating to £1,750 monthly.
In the North West, Bootle shines with three-bedroom homes at £142,900, bolstered by excellent transport links to Liverpool.
The research reveals a surge in demand for these budget-conscious locations, with three-bedroom listings in these towns attracting double the views compared to regional averages.
This reflects a growing trend among families prioritising affordability amid widespread financial concerns.
A separate Zoopla survey underscores these worries, showing 34% of UK adults doubt they can afford their dream family home.
With the average three-bedroom home costing £304,600 and monthly payments at £1,210, many find their ideal £870 payment out of reach.
Despite falling mortgage rates, they remain elevated compared to pre-2022 levels.
For those open to relocating, 40% aim to gain more space without stretching their finances.
While 37% are willing to move to a new region, the average buyer prefers staying within 41 minutes of their preferred area, with North East residents capping it at 35 minutes and West Midlands buyers more flexible at 45 minutes.
Toby Leek, the NAEA Propertymark president, said: “Purchasing a house is one of the most important decisions many people tend to make, so it’s important to carefully consider all aspects.
“While price is a key factor, it remains vitally important to consider factors such as local job markets, transport links, the provision and performance of local education and health care services, plus what future improvements might be planned within the area to help ensure any home purchase becomes a truly robust investment for years to come.”
Tom Bill, the head of UK residential research at Knight Frank, said: “Affordability will increasingly shape the UK housing market, particularly as mortgage rates normalise.
“People are still assessing their work/life balance more than five years after the pandemic and greater affordability usually means stronger house price growth as buyers are more open and able to live in different parts of the country.”
