All savvy landlords and letting agents know that Rightmove is the UK’s busiest property portal. Despite the fact that they’ve recently increased their prices significantly, you can’t really afford not to use them, can you?
However did you know that they only account for 3 out of every 10 property searches? And the other major portals, Zoopla, FindaProperty and PrimeLocation combined, account for another 2 out of 10.
That means that even if you (or your Agent) use all the “major” portals, only 50% of the market is being targeted.
The majority of the other 50% is accounted for by a plethora of smaller portals and Vertical search engines. Nobody uses all of these as many of them just aren’t cost effective.
However there are a couple that everyone should be using – PropertyLive, and Gumtree.
PropertyLive is only available to ARLA accredited Letting Agents (which therefore attracts potential tenants who want to be sure they’re using a reputable company). As a result, these tend to be “higher quality” tenants.
Gumtree used to be free but when they started charging anyone advertising more than one property last year, most Agents stopped using it. At National Property Group we use it, with automatic hourly “bump-ups” to keep our properties featured.
PropertyLive and Gumtree target demographic groups that are very different from each other (and different from the leading portals).
