I am often asked to review products and services which I and my fellow landlords might find useful. I was so impressed with the free Section 21 notice web app from National Property Group that I have decided to arrange for it to be added it to the Due Diligence section of Property118.com to compliment the already highly popular tools and Number Crunchers.

You simply enter the tenancy start date, how you will serve, the landlord and tenant names, and the application will produce you the correct form, fully completed with the correct dates for service.

It also provides a cover letter and guidance notes to allow you to post or hand deliver yourself.

There are number of lawyers and landlord eviction companies who provide this service for a fee – but this App allows you do do this for yourself completely free of charge.

Glenn Ackroyd of the National property group says …

“If you’ve ever had to evict a tenant, you’ll know how tricky this can be. For example if using the Section 8 process, it’s easy for the tenant to dispute the debt and very often you won’t gain possession at all.”

Why use Section 21 Notices?

In Glenn’s own words “Very simply, possession is guaranteed if (and it’s A VERY BIG ‘IF’) the notice is completed and served correctly. If you’ve not seen how complicated this is, then just ‘google’ Section 21 Rules! Unfortunately it’s easy to make mistakes with the dates on the Section 21 claim form as well as how and when it is served on the tenant. All of which can result in the claim for possession being refused by the court.”
