Apologies, I’m sure that this gets discussed a lot, but, is there anywhere online or book based that can give me an idiots guid to mangement in terms of tenants in my properties?  I have decided to drop the management aspect of the letting agency and wish to not fall foul of any dos and […]

The letting agent I use to manage an HMO for me has proposed a new set of tenants for the upcoming academic year. They are a group of International Students. They have suggested a 4 month advanced payment schedule with pay dates falling at the start and two other intermediate dates. Is this okay for […]

We have a sale and rent back property owned for 6 years and 10 months now. Current tenants have been in occupancy since outset and are mother and son who is now aged 24 (father was also a named tenant at outset but died within 2 years). Both mother & son are named on the […]

We are in the process of buying a property above the shop on the high street. Although cash and a chain free purchase, it has already taken a very long time, but we are starting to see the lights at the end of the tunnel. We are still discovering new things all the time. So, […]

I have one property where I would like to increase the size of the garden and another where I would be interested in selling part of the garden to raise funds. In both cases there is zero potential for development (i.e. they would only be useful for ‘garden’ purposes). Also, in both cases, I believe […]

Being fairly new to the BTL market I wondered if anyone could answer a question that is troubling me please?  My wife and I purchased a property in Sheffield a few months ago, and as we live near the south coast handed it over to a letting agent for them to fully manage. To be […]

Hello all I am a first time user of this forum. I wonder if anyone can give me a bit of advice please?  I have some great tenants, who never cause me trouble, always pay on time and even do their own repairs occasionally. They sound too good to be true don’t they? Anyway, they […]

Figures from my|deposits have shown the average tenancy deposit has increased by 34% or £304 since the launch of tenancy deposit protection in 2007. The data shows that the average tenancy deposit now stands at £1197.73 up from £893.82 in 2007. The figures also show a difference of £1168 between the average cost of deposits […]

Hi all I am going to be very brief and leave out information I do not feel relevant so I can get straight to the point. I have taken over a HMO which has tenants that do not pay rent. (They did initially but not now) There were initially 3 tenants however one has left, […]

Most buy to let products have a interest cover calculation which requires rents to be at least 125% of the monthly interest at a notional rate of 5%. To help simplify the calculation, the monthly rent can just  be multiplied by 192 to give the maximum loan.  This has been the position for some time, […]

Having embarked on property ventures last year after a health scare forced me to embrace self-employment, I certainly fall into the camp of novice investors. This site is a constant source of advice, inspiration (occasional entertainment, those jokes were good) and I have recently become an accredited landlord with a national association. It’s true: you […]

It was silly I know, to do informal business with a personal connection, but here is the story: My wife’s flat became available for rent, (previously rented to a friend for 5 years with no hassle at all). She put it on Facebook and 5 people immediately replied. She narrowed it down to 1 person, […]

Hi, I’m about to step onto the BTL ladder and would like some advice…  I’m buying a 2 bed flat which was being sold with a 99yr lease. We have since been informed that the lease term is in fact only 64 yrs! The vendor initially said he couldn’t extend the lease due to not […]

Hi all, can you please help me? I’ve a friend that is now a distressed landlord. I drew up a lease option to purchase the house but I’m having trouble with the calculations. I only have £6K to put down and I realise If I paid that in full I would have nothing for contingencies. […]

Has anyone utilised or had any experience with transferring assets within the year of separation to avoid CGT? I have read the HMRC helpsheet and it seems fairly ambiguous!  Thanks Elouise

I have a tricky property decision to make and would very much appreciate some advice. I have a central London flat, unencumbered by any mortgage, currently valued at £675,000. My husband and I currently have 1 salary of £50,000, and hope to have 2 salaries at about this level soon. We are looking to buy […]

I just had an angry tenant phone to say that £40 hidden in her bedroom has been stolen today (Tuesday). I was in her flat today by agreement, as was our cleaner and our valuer. I was not with the cleaner and the valuer all the time. I had told the tenant not to leave […]

I have been attempting to buy a Buy to Let property now for some time now (at least six months) but have hit an impasse. I and the vendor have agreed a price and I have had a 75% LTV buy-to-let mortgage application approved. However, the property needs renovating – new GCH, kitchen and bathroom […]

I would like to provided clarity over what constitutes a Revenge Eviction, and what is simply a landlord serving notice without giving a reason, after concerns have been raised that the term was being misused in the media, giving good landlords a bad name. The Citizens Advice Bureaux (CAB) recently revealed that twice as many […]
