I am sure lots of you have dealt with this situation before and know the best way to handle it, but it’s a first for me, and I am after a little advice. I have a couple who have been renting off me for the last 6 years, always paid on time and have never […]

The Department for Business, Energy, and Industrial Strategy, and the Department for Levelling up, Housing and Communities has announced the introduction of the Commercial Rent (Coronavirus) Bill into Parliament alongside a new code of practice. It’s been a while since I gave anyone access to my computer, but the time has come when I need help with storage, speed and backups. Who do I trust to do this? Firstly, is the person techy enough to know what they’re doing, and secondly, will they secretly install spyware or run off with […]

HM Treasury (HMT) and the Bank of England (the Bank) have announced the next steps on the exploration of a UK Central Bank Digital Currency (CBDC). CBDC would be a new form of digital money issued by the Bank of England and for use by households and businesses for their everyday payments needs. It would […]

Nightmare Tenants Slum Landlords is back on our screens tonight Wednesday 10th at 10pm on Channel 5 (there is always catch up), this time exposing the very real issue of landlords dealing with anti-social tenants. Anti-social behaviour comes in many different forms of unfavourable activity, including drug abuse and prostitution, harassing neighbours or other tenants, […]

Universal Credit tenants, more bad news, I’m afraid. The MP for Welfare Delivery doesn’t know how your Benefit is paid. So I’m afraid more Landlords aren’t taking you. I and many Landlords are pulling our hair out at the daftness and lack of communication from DWP Universal Credit, which is making many of you tenants […]

Hi, my name’s Melissa Lawford, I’m the property correspondent at The Telegraph. I’m writing an article about what changing EPC and heat pump requirements mean for the buy-to-let sector. I want to hear landlords’ thoughts on what the extra costs of upgrades will mean for them. Are you concerned about how expensive these works could be […]

Michael Gove, Secretary of State for Housing, Communities and Local Government, has questioned why leaseholders have to pay anything towards replacing unsafe cladding on their buildings. Gove said that despite the £5bn government scheme he was: “still unhappy with the principle of leaseholders having to pay at all, no matter how effective a scheme might […]

Hi, I have a question about filling out form N5B specifically on Question 6 and 7: 6. On what date was the property let to the Defendant by way of a written tenancy agreement? The written tenancy agreement I have with my tenants is an AST which commenced on 10 November 2020. So I will […]

Dear Property118 My wife and I are in early discussions with our Accountant about incorporating our BTL portfolio. We mentioned this to two of our friends who have utilised your services to incorporate and were very impressed, so naturally the point of cost came up. At this juncture I should mention that my wife and […]

The majority of private landlords helping tenants out during the pandemic by cutting their rent absorbed the losses from their savings according to new research. The research conducted by BVA/BDRC for the National Residential Landlords Association shows that sixty-one per cent of those landlords who, in the second quarter of the year, had offered at […]

Bonfire Night, with its accompanying fireworks display, continues to be one of the most widely-celebrated events in the calendar. Towns and cities, small and large, will be hosting public displays throughout the country, but with COVID-19 still a concern for some, more people than ever are expected to host their own celebrations at home. However, […]

There’s no doubt that house prices right now are not just high, they’re sky-high. Experts and Associations have agreed that, unlike previous property market highs, this year we’re experiencing a bumper rise. But what are the effects of this on landlords? And why are so many landlords keen to act before the year ends? The […]

I need to get possession of a flat from paying a tenant with whom I’m on good terms and rather than go to court to evict them, I think the money would be better spent making a cash offer to the tenant to vacate. I would rather the tenant got the money after vacating than […]

Hi, I wondered if you could help my wife. She has a commercial property with 2 x 2-bed flats above. She found out in August that a tenant from one of the flats had decided to store a flatbed truck and a small van in the backyard belonging to her, (these vehicles appear to have […]

The Doves in the Bank of England’s Monetary Policy Committee (MPC) voted by a majority of 7-2 to not increase the Bank Base Rate in the face of current inflationary pressures. They also voted not to alter the current Quantitative Easing program and maintain the level of monetary stimulus. This can only be a signal […]

Nightmare tenant evicted and finally gone last week. She’s tried every legal trick in the book to get the council to re-house her (she moved into the small house with her partner and very quickly produced three children) and is playing every single legal card she can try to get the council to re-house her […]

I own my property along with my mother and brother as Tenants in Common. I currently live in the property and so does my mum. In 2019, I allowed a family relative to move into the property, my mother and brother also agreed to this. At the time, since we were family, I only gave […]
