EPC clearly wrong so can Assessor be made to change it once issued?

Mike, you obviously haven't got a clue how a DEA does a property assessment or how the assessment protocols have changed over the years. eg if there is no physical proof from the owner/visual about age or build of the property it must always be assessed as worse case scenario. Not enough information from original poster about EPC points to gain a full understanding of the situation.
The ONLY correct answer is to contact the assessor, number etc on the EPC and ask relevant questions. If he fails to respond, contact the accreditation firm he lodges with, again details on the EPC. 2sqm of floor area will not make any difference to the rating, unless your building is perfectly square in all rooms you will never get the same result.... Funding for boilers and more coming

I presume this will exclude Scotland as the Green Party prop up the SNP. The Greens have refused to support any deal that promotes any fossil fuel burning device. Grants and cash back deals have vanished due to the Green party for replacement gas boilers even in homes with low EPC ratings. Its a case of the tail wagging the dog.... Read More

Advice for Accidental Landlords - by Landlords Defence

Fantastic long list of tasks to do, still not as much as Scottish Landlords/Letting Agents.
Why is there no comprehensive landlord training offered by councils in England? Possibly paid for by funds diverted from Shelter. Surely that would make more sense for organisations like Nationwide BS. I can never understand why Nationwide BS would give money to Shelter to hit their own clients with.... Read More

To install gas central heating or not?

What is your current EPC rating? How old is the flat? How long do you intend to keep the flat? Will it be more in demand to rent/buy if gas heating is installed? What kind of heating do your neighbours have? - look at their EPC for rating and type of heating.
If you decide on electric heating, fit High Heat Retention Storage Heaters. They make a big difference to EPC rating. Lounge and bedrooms is sufficient. And as mentioned a new hot water tank with two element - top and bottom. Some electric suppliers are charging 3p a kw at nigh time through their smart meter charging. Octopus I think. This is same price as gas.
If all your neighbours/landlords are gas heating and you dont use gas you will be seen as the 'poorer' option to rent.... Read More

Why is it not called Subsidised Housing as that what it actually is. Up to 90% in my area. Imagine a private landlord only paying 10% of actual cost of property - rent would be extremely cheap. Social (subsidised) landlord dont normally supply carpets, oven or cooker, curtains etc which most private landlords do. These are all consumables that are added to rent.
