New strategy for Scotland’s rented sector

In Scotland there are already laws in place for unfair eviction and high rent increases, brought in by the SNP few years ago. A Labour MSP wants to bring in legislation to stop any rent increases during the period of the tenancy. Only in PRT not social or council tenancies. The lunatics are defiantly taking over the asylum (Scottish Parliament).
The best we can hope for is the current bunch of incompetents are removed in May but it looks like the other parties hate the private rented sector too.... Read More

Avoiding Condensation and Mould literature?

I use this from a local authority. It can be adapted (remove council phone numbers etc) Nice and colourful to grab the attention of those with low concentration span.

Scotland to introduce EPC Min Band D

Usual incompetence from SNP and curly Greens. They have screwed up and delayed several times now and with out fully thinking through the proposals. Where are landlords going to get £10,000 to carry out insulation with out hiking rents up massively. Scotland is full of rural properties that will struggle to get E rating never mind a C. To try and retrofit floor insulation is nearly impossible in most homes with out ripping up the whole floor, rooms built in the attic space are again impossible to insulate with out massive upheaval and cost. The cost past on to tenants will never be saved by them on their heating bills.

Fair Rents (Scotland) Bill or Artificial state manipulation of free market rent?

Remember in Scotland our jumped up local cooncilor who has no experience can suddenly become your local MSP and have the minority government by the short and curlys. There was a proposal in Scottish Parliament to stop any private rent rises during covid. For private landlords to write off any tenant rent debt due to covid and I believe the current restriction on evictions will be extended again in March 2021 for 6 months. Imagine going 18 months with no rent and unable to take any action then debt being written off.

EPC clearly wrong so can Assessor be made to change it once issued?

Mike, you obviously haven't got a clue how a DEA does a property assessment or how the assessment protocols have changed over the years. eg if there is no physical proof from the owner/visual about age or build of the property it must always be assessed as worse case scenario. Not enough information from original poster about EPC points to gain a full understanding of the situation.
The ONLY correct answer is to contact the assessor, number etc on the EPC and ask relevant questions. If he fails to respond, contact the accreditation firm he lodges with, again details on the EPC. 2sqm of floor area will not make any difference to the rating, unless your building is perfectly square in all rooms you will never get the same result....
