How to tell a great tenant the rent has to go up a third?

I personally would do all I could to keep good tenants, have you ever been cursed with bad ones? I would take into account the advertising for new tenants, vetting them, any voids before new tenants move in etc. It sounds like you have a good working relationship with them, talk to them, explain your situation and suggest putting the rent up gradually so it's not a shock to them - I'd keep them.... Management repair charges could result in section 21 ?

The freeholder has to issue a section 20 to notify leaseholders of any planned work over £250.00 per flat. There should be quotes obtained and as a leaseholder you can instruct your own contractor to put forward a quote. I would suggest you check out the leasehold advisory services website, leasehold can be a nightmare and you MUST understand your lease, if not it could cost you thousands - hope this helps... Would it not be best to de-friend the ex-tenants on FB, re advertise your property and just let them get on with it. Why you would want to be "friends" with a tenant in the first place is beyond me. Keep it professional and keep off FB.... Read More

Oven Cleaning is one of the biggest issues in a rented property
