Health and Safety Checks

Tenants may seem to be sensible but often aren't. I get an alarm company to inspect my HMOs and invariably find at least one detector covered. One time they found a sock on every detector because one of the tenants was notoriously bad at cooking toast!
My alarm systems record the events, which is very useful to identify where there is a persistent fault (or someone is smoking wacky baccy which seems to set them off). Getting tenants to keep a log is impossible and I have given up on that a long time ago.?... Read More

Environmental Health - May I need to find alternative accommodation for my tenant?

Putting plastic membrane under laminate just reminded me of a story that happened to me. We did just that when laying a new floor in a shop we had. Unfortunately it caused static to build up in anyone walking on it with the result that no one could get out of the shop without getting an electric shock on the door handle. Close relatives as tenants

With reference to family definition how does son in law fit in? I have a situation where my daughter was worried about her husband when court put a restraining order on him to keep away from her and he was on the street. Buying a property above shop for cash

Read the contents of the lease very carefully. You probably will only own the property from the plaster inwards, the walls roof etc belong to the shop below. I bought a maisonette from a well known high street bank and it has caused no end of problems with alterations. To put a phone line in I had to get permission to drill through their wall which required me to pay for their surveyor to visit the property and then their solicitor to draw up legal papers and they required a fee also to cover their administration. All in all about a thousand quid. I had a similar bill when I wanted to install an ensuite.
I have also had problems with insurance because the building belongs to the bank but I have to insure the plaster work inwards. There have been numerous other problems but may be that was because of the concern I bought from so as I said read the lease and all its subclauses very carefully. As far as I am concerned this is the one investment I wish I had never made.... Read More
