Neighbour complaining about tenants parking?

Hi all. Thanks for your responses. There are no covenants over the area and as far as I'm aware all vehicles are legal. I think it is more a case of them looking imposing and unsightly. I am loathed to get involved as I wouldn't like to be told what vehicles are acceptable for my driveway. I may just contact the neighbour and say that they are not in contravention of their tenancy agreement and therefore I cannot act upon the complaint.... Read More

Are most landlords under charging?

I have a property portfolio of 3 along with looking after the day to day running of my managing directors larger portfolio of 5.

Neither of us have ever increased rent until someone new moves in. We have just lost two tenants who have lived in one of my MD's two bed properties for the last six years. They paid £650 p/m from start to finish. They spent the last six years saving and have just bought a house of their own, I don't think this would have been as easy if we had increased rents. Current market rental value for this property is £875

If my MD increased his rents to market value he would currently be earning an extra £1045 p/m, £12,540 per annum.

Both of us will be increasing to at least full market value as a result of clause 24. Those who can't afford to pay will have to be replaced.... Read More

Automated thermostats are they a gadget too far?

I have a Honeywell Evo Home setup in my house, it was far from cheap but very useful in an old poorly insulated property. However in any more modern house it would be cheaper to fit normal thermostatic radiator valves, which they tenants could use to help them save money. Automated valves need their batteries replaced every year which would no doubt lead to damage to the devices or phone calls to say that have stopped working. Unless you think installing these is going to greatly increase your monthly rent I would put the money aside for other things.... Read More
