Eviction for dog sitting when agents already knew?

As the tenancy ends on 7th March Was the landlord contacted to have it renewed or extended to a periodic. If not is it right that the LL has now to go through the eviction process because the tenant refuses to leave at the end of a tenancy.

As a LL if i ask for no dogs because of, nuisance, damage, fleas etc. it is trying to split hairs to say I don't own a Dog but have one hear most of the time!... Read More

UNFIT - Fitness For Human Habitation Act 2018

A tenant lives in the property for 5 years with no sign of damp or condensation then leaves. Property decorated and empty for 3 months. A new tenant moves in in September and by November has damp and mold in 2 room so why is it the LL'SO fault.
Even with information on prevention some people just don't care it's not there property. Can't be bothered with heat and ventilation. Even seen a tumble dryer in a living room used as a drying laundry room not vented any where with tenants on inspection saying I got damp.... Read More

So how are tenants taking control? Threatening landlords they will leave if the rent rises?
I have not risen rents for years but things may change next April if sec 24 is not reversed. I will start to sell up. Who's taking control of that only the government with more homeless.... Read More

Having the Rugg pulled out from under - 'MOT Check'!

Why not just have an mot on tenants. The property is checked a week before the tenant moves in and vidio taken to prove how good it is.
It is then inspected every 2 months, landlord and tenant then pays £10 each for reinfection. Any obvious damage caused by the tenant they are forced to fix or leave in 2 weeks.
That sounds good to me, and an incentive to tenant to look after the property. Council are also happy as they get £120 pa, lL'so happy as property is looked after and no problems with eviction.
Not sure the problem tenants are happy though as they have to abide by the AST, look after the property and fix what they broke and keep property free from condensation and damp.

Section 21 - The Bigger Picture not seen by Citizens Advice

Has a report been done on tenants that moved into a newly refurbished and decorated property that has never suffered from damp and mould tha suffer from this problem after a few months, and then expecto the lL to cure the problem.
Any other landlord had tenants that turn of rads to unused rooms, don't open windows ( can't afford the gas bill ) or even use a tumble dryer in the dining room that is not vented through the wall or window.
Best way to fix that problem is S21.
