If you are choosing to live in a house share with specific people, of course you cannot expect locks on doors. But if you are moving into an HMO on an individual tenancy with strangers, then a lock of sorts would be a requirement.... Read More

No shower - It's a dirty job?

In my experience electric showers tend to be inferior pressure to mixer taps, so it must be a pretty inferior dribble coming out of yours.
I would look on it as an investment. 20 years back when I was renting I walked out of viewings in otherwise quite nice properties because there was no shower. I used to think "who the fuck tries to let a property without a shower."

The question to you is is the shower adequate for a daily shower or not? If it genuinely is not, upgrade it.
If it is, then you just have a trouble maker. No excuse for not paying the tent though.... Read More

When does completed mean completed?

My recollection on the law in such cases (and someone please correct my misunderstanding ifneed be) is that the price should say somewhere that it is exclusive of VAT. If it doesn't then the presumption is that it is inclusive of VAT.

Therefore you may have a claim and probably one that can go through the small claims courts. But I would double check all the contractual paperwork first - it may be hidden in there somewhere.... Read More
