I read your comment about supplying a gardener with interest. We arranged with our tenants that the rent they paid would cover the services of a gardener to do the mowing, hedge cutting, weeding etc.The tenants are foreign and travel a lot so they were appreciative of this. Can I block the sale of my building?

Thank you for your comments. The flat is in the home counties. You are correct in assuming that the leaseholders jointly bought the freehold and I have a share of that through the management company. Regarding the comment about having the pick of the new apartments, I am trying to find out how this would affect the capital gains tax. Does a transfer mean that I would not have to pay any CGT or would it simply be like buying a new flat with the enhanced stamp duty etc? If the latter, I can't see a benefit of selling the flat within the next ten years or so, even at a premium, because, I bought and paid for it while I was working and now the rental income supplements my pension.... Am I wrong? Or just nieve?

We had a similar problem last year when rain water penetrated through the chimney stack from poor pointing. It damaged one wall and the wallpaper discoloured and peeled off. We had to have some replastering, paper relined and emulsioned. As landlords we claimed on the block policy and were reimbursed minus the excess
