Anyone else had free central heating and insulation from Eco-flex scheme?

In early May I applied for two different grants - one for putting in mains gas and one for putting in central heating in a flat that I own and rent out. Currently the heating is electric, old and expensive and tenants are quite poor. I haven't had a reply from either of the funding bodies. The mains gas is going in today and the gas central heating next week, so I'm paying for it all in the meantime. Can't find anyway of getting hold of a human being to find out whether I'm actually eligible and what sort of grant they might be prepared to give. Any suggestions?... Read More

Buying house with loft conversion - 2 or 3 bed?

Be very careful. I bought such a house, and told the tenants not to use the top floor as a bedroom as it didn't seem to meet building regs (dodgy stairs, roof height etc). All was well until tenant moved boyfriend in and whilst I was visiting them to find out why he had threatened a tradesman I'd sent (with their permission) to do a job there, discovered that there were two children sleeping in the attic. I told them they shouldn't be there, boyfriend said if the house wasn't safe I shouldn't be renting it out, and he was going to report me to the council, which he did. The council issued a notice banning the use of the attic room and I was told that if anyone did use it I would be prosecuted, my insurance could be invalidated etc. Was a nightmare because obviously I couldn't police the tenant's use of the room. Had a quote for £17,000 to regularise the conversion, so that wasn't an option. It caused problems when I came to sell it too, and I ended up having to pay someone to remove the stairs, board it up and install a roof ladder. Was very stressful, to put it mildly!... Read More

EWS1 requirements mean many flats will become un-mortgageable?

That's interesting to know, Simon. The management company (of the block of flats where I hoped to buy) have now said that they will get an EWS1 certificate for the building so I've agreed to go ahead with buying the flat once this is done. Wonder how long I'll have to wait........ Read More

EWS1 reports - yet another concern for HMO owners?

I'm having this problem too. The valuer for the mortgage company is reluctant to recommend that they lend to me even though the flat is in a building less than 18 m high, has no cladding, no combustible materials in the construction of external walls, and the builder -Taylor Wimpey - emailed the estate agent to say that, because of this, it does not need EWS certification. The government document AN14 - Jan 2020 - suggests that the requirement will apply to all blocks of flats/residential buildings in the future but doesn't now. So, even if I can get a mortgage now, maybe the lack of certification is likely to negatively affect the value of the property in the future? I'd be interested to hear what other landlords think....
