I said no dogs, now they want one offering more rent, but I can't increase it for a year!

I've decided to allow the tenants to have 1 dog, (maybe I'm too soft) They will be signing an addendum to the AST agreement, the deposit will now be £3000 instead of £800 and the rent increased by £25, that's how keen they are to have a dog!

BTW the property is a freehold house not a flat

My thinking is that it's more likely they will stay long term. The Agent did an inspection after 1 month and reported the property was very clean and tidy. They will be doing inspections every 3 months and I won't be getting directly involved with the tenants. I have been moving away from managing properties myself as I am one of those that get too friendly with the tenants instead of being professional as has been alluded to earlier.

Thanks for all the suggestions. I had fully refurbished the property prior to the tenants moving in and with new carpets, so wasn't too keen on a dog undoing all my hard work and expense.

The tenancy agreement states the term, one year, and the amount of rent so I wouldn't have thought that could be amended. A new tenancy may be the way to go.

However, the tenants needed a guarantor as their income wasn't sufficient. It's surprising they can afford a large deposit and pay extra rent. The agent is concerned that increasing the rent may invalidate the contract signed by the guarantor.... Read More

Avoid CGT by adding spouse to deeds?

I added my wife as joint owner of a BTL property a few years ago. I bought the property for around £60K, when I added her to the deeds it was worth around £120K, it's now worth around £130K. If we sold it now do you know how we would would stand regarding CGT, or is this a situation I'd need a tax accountant for?
