Really then I suggest you get a different agent, properties where i live and surrounding towns are generally let with in 24 hours so the lack of EU citizens hasn't made a blind bit of difference to the market. Absolutely no need for a new AST, the spouse can be acknowledged as a permitted occupier and this can be done by way of an addendum/letter. The agent may charge and how much will depend on how good your negotiation skills are. As a point of note they are your tenants not the agents, the tenancy agreement is a contract between you and the tenant and if you give permission for the spouse to move in there is nothing the agent can do... Smart Meter Installation - thoughts please?

Don't see why it is a matter for Landlords, smart meters make bill more accurate. Yes there have been teething problems but these are now mostly ironed out and with all meters now being fitted SMET2 changing suppliers is actually easier that it was previously.

The tenant is the one paying the bills so the tenant can choose who supplies and how they want to pay. Sorry just don't see why any landlord would object or how it impacts them negatively.... Read More

The key here is how the response is worded, when we get enquiries from prospective tenants in receipt of benefits i make it clear that they will be considered but they must pass the referencing criteria same as everyone else and part of that process is an affordability check. If they fail the affordability check they will not be considered for the property. I also stress that they must pay the first month in advance and also the security deposit, all future rental payments to be paid in advance and that we do not accept 4 weekly payments as this will put the account in to arrears.... How to change AST agreement when husband voluntarily moves out?

Probably the easiest way is to do a deed of variance/assignment of tenancy, this needs to be signed by both tenants and yourselves as the landlord. Once signed there will be no need to amend the AST as the deed will supersede it. I would also get a letter from the husband stating he has left the property and agrees to sign the whole deposit over to the remaining tenant, this should not be an email but actual letter....
