Contract signed but tenant did not move in?

Put the property back to the market and try and secure a new tenant asap, you are allowed to do this, as you didn't had over any keys no tenancy was created but you do have a legally binding contract. Once a new tenant moves in you can then sue to reclaim your losses such as rent, council tax and utilities. Any money already received you are entitled to keep but as far as i know deposit must be registered and reclaimed once the new tenant moves in.... Read More

sorry but if the boiler has needed 3 repairs in 23 months then she has every right to be annoyed, legally she cant withhold rent.

If you were having to wait a few days every month for a repair at home I'm sure you would get it replaced so why do you think your tenant doesn't deserve the same.... Read More

Contract only signed by 1 tenant - is it legally binding?

If both are named on the agreement but only 1 has signed it doesn't make a difference as the tenancy is joint and several also a tenancy can be implied. She has been paying the rent monthly and I presume she has had sight of the agreement so normal rules apply.... Read More
