Council tax department want copy tenancy agreement?

There is no need to provide a copy of any agreement for that purpose. All HMRC require from the councils is a record of who pays the council tax (or is registered to do so) at each of the properties in their authority. HMRC will then cross reference that with the Land Registry. Many landlords have been caught not declaring income by this method.... Read More

As i understand it, i may be wrong, it becomes a HMO if at least 3 tenants live there, forming more than 1 household and you share toilet, bathroom or kitchen facilities with other tenants. Can I charge for wasted Gas Certificate visit?

I doubt you'd have any success in claiming it unless you instructed the tenant to ensure there was credit on the meter. If you merely told them to allow access, they have fully complied with your instructions. It's unreasonable to expect them to know how a safety test is performed.... Read More

Universal Credit tenants - This is why you can't get a house any more

My head hurts after reading that (and i stopped before i got to the end). You could have said the same, and got your point across, in about 10 lines. You also lose credibility when you start using insults '....& not been to a party for the most unintelligent people on the planet the night before.' I can well imagine some poor customer service officer thinking "Oh, Jeez, it's Mick again with one of his rambling tirades, i'll deal with that later" and continually cycling it back to the bottom of the 'to do' pile. I'm hardly surprised they wouldn't want to actually talk to you. Short, simple and civil tends to get results.... Read More
