How to change AST agreement when husband voluntarily moves out?

Can I add my thanks to everyone that commented here.
We have been through this 3 times in the last 4 years. - Latest time is today!
We always start afresh but i had wondered about using a Deed of assignment so it was good to see this mentioned.
The previous 2 times the new tenancy bareley lasted the 6 months! - The tenants said there were too many bad memories in the property. Thus we expect that to happen around March 2021.

As the tenant has an £18k income we will also have a gaurantor on £27k,
Anyone like to suggest a sensibly priced CreditCheck company?

We use the NRLA AST, gaurantor and checklist forms. They are very simplistic but that does make them easier to understand. - Ive never looked do we have Property118 suggested forms?

Just had a great chat with Mark Alexander.
Its rare for me tio pay for advise (ive been in propety , mentoring, running property meetings for 20 years, so have a fair knowledge!) but todays discusion with Mark has shown it to be a worthwhile action in future. Mark gave me some good ideas and how to balance them for my portfolio and circumstances, instead of going to an LLP. Most enjoyable though was how Mark listened to an idea I have (swapping properties over 4 years to get rid of CGT!) considered it and highlighted issues. We then discussed what action i could take to resolve them. - I have to go for it now.

Landlord Events Calendar - It's for YOU!

Hiya,
I am a strong believer in sharing through networking, so much so that I am pro-active on 4 networking groups. Hence I'd like to tell you about them;-

1) Myself Mark Smith and a few others run a monthly networking event called HPN (Hampshire Property Network) on the 2nd Wednesday of every month. No sales just networking and discussions - The venue from Jan 2019 onwards will be Holiday Inn, Farham, PO15 5RJ at 7:15pm

2) I run a WEEKLY networking group to self help with any property specific goal.

3) The PDPLA (Portsmouth and District Private Landlord Association) meets 2nd Monday of the month to help Portsmouth and surrounding area landlords (mainly with HMO's) ensure they meet and battle with the council and governmental legislation.

4) Havant Landlords group meets to help landlords with properties rented out via Havant Council - 3rd Tuesday of the month.

SO if anyone is Portsmouth or Southampton based one or more of these should cover most landlording needs.

New Landlord Association seeking pledges

Apathy is a killer.
I am active on 4 committees running Landlord networking groups so have mega experience apathy is going to be this groups the real killer.

The great advantage Property118 has is its proof of successes. lIke many messages i was also one of those that paid my money and took the gamble with 118 and was chuffed to have won.

Now i want this to work so am prepared to shout about it when its reaady for marketing. - I'd go even further and travel around (South England) shouting to every netwrok group

EPC D and CO2 emissions F ?

I think the point here is that a CO2 test is for commercial development - i found the documents in the 2018 regulations but have lost the link - sorry! - Is anyone beter on the net than me...
A good freind, yesterday, advised me he has same issue and his valuer has said he will advise the lender NOT to lend funds because of the F rating for CO2 emmisions.
Sadly he is tied, for various reasons, to just one specific High Street Bank lender.
Can anyone suggest a way forward to allow him to get a B2L mortgage ?
