Ban on Lettings Fees to commence June 1st

Is this not an opportunity for the bigger referencing agencies to offer a pre approval referencing service where Landlords can stipulate that only applicants who have passed referencing with a recognised credit check/referencing agency will be considered ?? we have recently gone down the Open Rent route to get the zoopla/right move coverage, referencing is currently £20 which we make the applicant pay, from June we will certainly have to be more scrupulous with our short listing its not the £20 its the days lost in rent waiting for the approval only to find out you have been told a pack of lies then back to doing more viewings to possibly get the same problem again !! Another shot in the foot for Landlords " well done Lord Bourne i hope you have a lot of rentals and your silver spoon gets stuck in your throat !!! "... Read More

Is there a legal time limit before I can make demand to guarantor?

Thanks for the prompt replies and advice, with so much red tape and all the new regulations that seem to change daily i wanted to get it right !!!, so i decided to bite the bullet this morning and call the Guarantor with a softly softly approach of .......rather than him getting a demand letter through the post i am calling to make him aware that the rent was late and the tenant was ignoring my calls...........a nicer Guarantor you couldn't wish for......... he apologised on behalf of the tenant and said he would in his words " kick his ar*e " and get it sorted, he then rang me a couple of hours later and asked for my bank details and made the transfer for the full amount from his own account.....Well i wasn't expecting that outcome when i woke up this morning full of dread !!!!!!!! there are a few genuine people left on this earth.
Love this forum ......thanks for the help....... i will sleep well tonight !!!!!!!!! Simon... Read More

Tenant Fees Ban - Measures affecting Landlords and Agents

Personally i take any Landlord reference with a pinch of salt !! having been asked by referencing agencies about my tenants when they have moved on i was amazed at the lack of proof asked of me who i am ?? ( i might as well have been the tenants mate from the pub! ) i was only asked was the rent paid in full & on time and was the property handed back in good order. There is also the flip side of a Landlord quite happy for a problem tenant to be leaving and give the most glowing reference ( bitter experience of that one )
Both myself and my wife generally do our viewings, we put our referencing application forms in a top kitchen cupboard if alarm bells start ringing i will not offer a form, if my wife is not sure she will stand in front of the cupboard, we then add them to a call back list and tell them they will be contacted within 7 days if successful, If after a private chat we feel someone on the call back list may be suitable but we are not 100% i then offer to drop the referencing paperwork round if they are local for them to read through (then a story of an applicant i am currently referencing needs a guarantor and they are next on the list !!) I invite myself in to run through the form, this has nothing to do with the form but i am looking at how they live and the condition of their current property all this helps with the bigger picture especially when you state no pets and you have two big Rottweilers staring at you !!!!... Tenant Fees Ban - Measures affecting Landlords and Agents

So can someone please clarify where private landlords who vet & reference their own applicants will stand with the charges they incur when referencing an applicant ?? At present we charge £35 administration plus the £29 fee we are charged by the referencing company for a full reference and it has weeded out some of the most professional liars I have ever come across !! are we as Landlords expected to pay for every Tom Dick & Harry who says " I'll take it " and tells you a pack of lies hoping you won't follow up on his references only to cost us £29 for the privilege of finding out he's a bankrupt with more CCJ'S than an episode of Can't pay we'll take it away.
I understand the Government clamping down on greedy Letting Agents with all their " add ons " but where demand still appears to be outstripping supply it is a clear no brained Rents will rise !!!... Read More
