John Lewis wins appeal for Waitrose BTR development

The John Lewis Partnership (JLP) has won its appeal to redevelop its Waitrose store in west Ealing, paving the way for 428 new homes, including 83 affordable rentals.

The project is part of JLP’s strategy to optimise its property assets to deliver much-needed housing – an issue which helped the government inspector to give approval.

Located just 350 metres from west Ealing’s Crossrail station, the site will transform the existing supermarket and car park into a modernised store with parking.

The development includes a public square, community facility and commercial space, designed to integrate new residents with the surrounding area.

Developing brown field sites

Katherine Russell, JLP’s director of build-to-rent, said: “We’re pleased that the Inspector has found in favour of the multi-million-pound investment that will create vital new housing and a modernised Waitrose store to serve a community we have been part of for decades.

“The decision underpins a clear policy commitment to supporting brownfield development close to key transport hubs.”

The project is part of a £500m joint venture with Aberdeen to deliver around 1,000 homes across three sites, including 353 in Bromley, where planning permission was granted last year.

Housing for key workers

JLP says its west Ealing scheme prioritises 35% affordable housing, targeting key workers such as nurses and teachers.

Aberdeen’s Svitlana Gubriy, said: “With the fundamentals of demand and supply supporting steady cash flows and sustaining long-term value of the sector, the focus is increasingly shifting on fostering community engagement and addressing local needs.

“What’s becoming increasingly important is social value with investors dedicating their efforts to develop residential projects that are not only financially successful but also cater to the needs of future generations.”
