I am now retired and use my Buy to Let portfolio as my pension, as state and Company pensions do not add up to much.
I have been letting property for nearly 25 years, and in that time have encountered a fair few problems of various types. The best advice I would give to any one seeking to get on the Buy to Let ladder is to ask yourself “if this is all I can afford in the way of a property, would I live in it myself” Although I would also add that the yield is not as good as it used to be. When I started I used to get 12%, wish I could get that now.
I mainly invest in flats on the principle that I could buy 3 flats for the price of one house, and you are unlikely to have all of them empty at once.
