Build to Rent completions climb despite construction slowdown

There has been a 15.8% rise in build to rent (BTR) completions, reaching 127,156 homes by the end of Q1 2025, up from 109,847 in Q1 2024, research reveals.

The findings from Inventory Base highlights that the sector faces challenges as construction activity has notably declined.

The data reveals a 14% drop in BTR units under construction, falling from 57,995 in Q1 2024 to 49,853 in Q1 2025.

Also, units in the detailed application phase of planning fell by 11.8%, from 22,187 to 19,558 over the same period.

BTR is a property evolution

The firm’s operations director, Siân Hemming-Metcalfe, said: “The build to rent sector represents one of the most significant evolutions that residential property has seen in an awfully long time.

“Not only does the sector provide tenants with a higher quality of rental home and a greater level of security thanks to what tend to be much longer tenancy agreements than those found in the traditional private rented sector, but investors, developers and landlords are also increasingly aware of the great returns that BTR can offer.”

She added: “So, while completion numbers have dipped over the past year, the continued tenant demand, as well as the UK government’s push to deliver an enormous number of new homes, we fully expect delivery to reach new heights in the coming years, especially in cities and other densely populated areas of the country.”

Long-term units planned

Despite the BTR building slowdown, there are positive signs since the number of units in the detailed permissions phase has grown by 11.8%.

That, the firm suggests, is a wave of new homes nearing completion.

Also, a 6.6% increase in units in the long-term planning phase reflects developers’ ongoing commitment to expanding the BTR sector.
