Your insurance may only cover 30 days vacant, your council tax will double and you still have the mortgage and garden to look after. Plus the cost of getting a new tenant. You may have to sell or go bankrupt....

When you get sick of telling them to clean up, issue a an improvement notice take pictures and get them to sign receipt of it. This will help when it all turns nasty, as it will, or you will backdown.
Why is it that gas and electric companies can break into your rental to fit smart meters because the tenant owes them money. But if they owe me thousands in rent, i cant even change the locks.
I want to sell them all, im sick of section 24 rules the threat of having to register and all that is stopping me is the lowering of capital gains to stop selling.
Its just a way to take profit from landlords, and force good landlords to sell up. Cant they come up with a scheme to force bad landlords to comply and not invent new ways of taxing us.

The way to sort it is for every landlord to sell up, then when the Govt cant afford the hotel bills, common sense will be found, they started this by selling council houses for half price and not replacing them....
